Primarily 1st shift position. Must be able to cover all shifts and be called in.
- Diagnoses and repairs complex control systems malfunctions requiring extensive knowledge of a variety of electronic or digital controls systems and ability to test and write modifications in multiple languages of systems software.
- 2)Provides for orientation and training of Stationary Engineers, HVAC and Refrigeration technicians to increase knowledge, skills, and proficiency.
- 3)Actively participates as a member of the Utilities Management Sub-Committee and supports the Utility Management Plan.
- 4)Adheres to all safety standards
- 5)Prioritizes routine, non-routine, preventative and predictive maintenance activities to assure proper operation of HVAC equipment.
- 6)Inspects and assures that all preventive, corrective and predictive work is done to the highest quality standards
- 7)Meets regularly with Facility Operations Manager, Lead Engineer and Engineering Team to discuss corrective action plans. Keeps team informed on the nature of corrective actions, outstanding issues and recommends system enhancements, upgrades, and or replacement.
- 8)Provides timely and accurate recommendations and supporting documentation for repairs, maintenance and capital expenditures.
- 9)Consults with the Facility Operations Manager and Lead Engineer concerning building automation system issues. assessments. Provides proposals for retrofits, upgrades and or enhancements to existing equipment.
- 1)Manages assigned work to meet professional and efficient execution of time and customer satisfaction. Reports problems or changes to management immediately
- Establishes, monitors, and improves reliability for all campus heating, ventilation and air conditioning (HVAC) equipment including high pressure boilers, steam absorption and centrifugal chillers, cooling towers, fans, pumps and systems in a manner that optimizes efficiency, safety, and occupant comfort per department policies and procedures.
- 2)Utilizes the building automation system (BAS) to identify and monitor for abnormal conditions and to adjust and otherwise control HVAC equipment. Respond to alarms in a timely and correct manner. Optimizes operation using trending reports as appropriate.
- 3)Organizes and maintains accurate records and reports for equipment startup, failures, problems, work in progress and completed work through log books and the computerized maintenance system (CMMS).
- 4)Assist Lead Engineer in establishing equipment rounds and standing instructions to insure all equipment is operating properly.
- 5)Establishes and monitors operating procedures to minimize plant energy consumption consistent with maintaining occupant comfort.

- Assist Lead Engineer to establish, monitor, and improve the preventive maintenance program and procedures for HVAC and other equipment
- 1)Insures completion of assigned PMs by the established deadlines.
- 2) Insures that all new HVAC equipment is installed and commissioned in accordance with manufactures recommendations.
- 3)Maintains documentation required by regulatory standards in a format easily retrieved and audited.
- 4)Reports significant problems found during inspections and proposes a course of action to Lead Engineer and Facility Operations Manager in a timely and accurate manner.
Education/Experience Required:
- Vocational School four year program graduate or an Associate degree in electronics, mechanical systems, computer technology, air conditioning or similar field. Degree may be offset by two years experience in servicing electronic and or mechanical systems. Seven to ten years of increasingly responsible experience in installing and servicing electronic control and HVAC equipment.
Knowledge, Skills & Abilities Required:
- Skilled in the operation, maintenance, repair and troubleshooting boilers, H.V.A.C. systems and associated equipment. Demonstrated competency with Building Automation Systems. Knowledge of NFPA codes
- No Licensure required
Physicial Requirements and Working Conditions:
- Must have experience in writing as well as demonstrated understanding of computer programs and software applications as related to the HVAC Industry. Demonstrated knowledge of the construction or HVAC industry. Demonstrated knowledge of control theory, automatic temperature controls, building automation systems and other building subsystems. Demonstrated experience in the integration of low voltage building sub-systems using various industry protocols
