Schedule Details/Additional Information:
Primarily a 1st shift weekday position. Must be able to work all hours, days and holidays if need be.
- Operates and maintains campus air conditioning, heating, ventilation, and refrigeration equipment as assigned in order to optimize efficiency, reliability, and safety per department policies and procedures.
- 1)Performs daily rounds through all mechanical equipment rooms to ensure all equipment is operating properly, investigating all abnormalities.
- 2)Analyzes air distribution and balances when necessary.
- 3)Checks efficiency of water filtering systems and changes filtering media when necessary.
- 4)Checks operation of all hydronic systems for proper water flow. Balance system as necessary for proper operation.
- 5)Checks operation of hydronic pumps related to HVAC system. Analyze, teardown, and rebuild as necessary.
- 6)Maintains all steam related devices and equipment related to HVAC systems. Test, rebuild, repair, and/or replace steam traps, strainers, etc. as required.
- 7)Maintains accurate records and reports on all equipment startup, failures, problems, work in progress, and completed work through log books and computerized maintenance system.
- 8)In the absence of management, acts in accordance with their guidelines, and assumes their responsibilities until relieved by management.
- 9)Keeps current with industry technology changes.
- 10)Ensures that all air compressors are maintained to deliver adequate clean air for control and other related purposes. When necessary, rebuild/repair air compressors.
- B. Installs and repairs campus air conditioning, heating, ventilation, and refrigeration equipment as assigned in order to support the operational needs of the hospital.
- 1)Installs, maintains, and repairs all window air conditioning units.
- 2)Installs, maintains, and repairs all refrigeration equipment (laboratory, dietary, etc.)
- 3)Installs, maintains, and repairs all ice producing equipment.
- 4)Installs, maintains, and repairs all cooking equipment.
- 5)Installs, maintains, and repairs reciprocating air conditioning and refrigeration systems of fractional through 100 HP.
- 6)Keeps current on government regulations, building codes, and AHJ requirements
- 7)Inventories all equipment and spare parts, updating as necessary.
- 8)Remains conscious of and promotes safety and safe practices in all activities.
- 9)Keeps work area and mechanical areas clean and safe.
- 10)11. Maintain knowledge of emergency procedures associated with fires, equipment failures, or other disruptions of utilities and executes those procedures in a timely and safe manner.
- Performs preventive maintenance on campus air conditioning, heating, ventilation, and refrigeration equipment as assigned per established procedures. Including but limited to inspection, cleaning, lubrication, adjustment, testing, flushing, minor repairs, or replacing parts/components to insure that systems remain within the established operating parameters. (30%)
- 1)Performs assigned PM’s by the established deadlines.
- 2)Checks air handling units for proper filtering of air through filtration media. Changes filter media when necessary.
- 3)Checks mechanical systems within air handlers to maintain proper motor and fan alignment, proper belt tension as well as proper running speed. Make necessary corrections and/or replacements when necessary.
- 4)Performs all seasonal work on air handling units. For example, filling and draining coils and towers, winterizing coils, etc.
- 5)Performs daily testing of all HVAC related water systems including closed chilled water, closed heating water, and condenser water systems.
- 6)Plan, schedule, and record all preventive maintenance.
- 7)Adds water treatment chemicals (biocides, cleaners/dispersing, chromates, etc) when necessary to maintain proper operating concentrations.
- Performs equipment repairs, installations, or replacements on campus air conditioning, heating, ventilation, and refrigeration equipment as assigned or as required by the situation in a timely and workmanlike fashion.
- 1)Troubleshoots, rebuilds, or repairs various components of pneumatic, electro-mechanical, and digital control systems. (Example: thermostats, transmitters, actuators, sensors, receiver/controllers, etc.)
- 2)Responds to patient/visitor/staff complaints and makes corrective repairs to alleviate problem. Informs client departments of status of situation.
- 3)Executes repairs or installations with minimal impact to the hospital and patient care. Appropriately requests assistance as warranted by the situation.
- 4)Documents actions taken in the computerized maintenance management system and log books.
- 5)Follows proper safety and infection prevention procedures.
- 6)Completes general hospital maintenance work as assigned.
Education/Experience Required:
- High school graduate, Completion Trade school / apprenticeship 3 years related and diversified experience, preferably in a hospital
Knowledge, Skills & Abilities Required:
- Ability to operate, maintain, and troubleshoot HVAC and refrigeration systems including air handling units, pumps, heat exchangers, cooling towers, chillers, refrigerators/freezers, and all other associated equipment. General hospital maintenance skills.
- HVAC/R certification within 1 year
Physicial Requirements and Working Conditions:
- Will be required to work any shift including weekends and holidays. Ability to work in a fast-paced environment with physical demands. Ability to work in extreme heat and temperature variations Ability to work in confined spaces. Ability to move, climb, bend, reach, push and pull, as related to job activities. Understanding and knowledge of hazards (physical, electrical, etc.) related to job activities.
- Ability to lift up to 35 pounds without assistance. For patient lifts of over 35 pounds, or when patient is unable to assist with the lift, patient handling equipment is expected to be used, with at least one other associate, when available. Unique patient lifting/movement situations will be assessed on a case-by-case basis.
